Sealing Leaks in the Building Envelope

Sealing the unintended leaks in the building envelope is the first step in improving performance:  air quality, energy efficiency, and moisture management.  

This component includes the following tasks:  

• Using a blower door, identify major building penetrations using a blower door to increase  the relative pressure between the house and the outside so that we can identify major  points of infiltration.

• Seal the previously identified penetrations using caulk, mastic, expanding foam, or  weather- stripping.

• Seal leaks around supply air registers and returns.

• Seal plumbing and utility penetrations.

• Survey the duct connections, remove tape to expose connections, and seal leaks with  mastic.

• If needed use thermographic imaging to detail problem areas.
